What is a serviced office?
A private, ready-to-use office room where furniture, internet, reception, shared meeting rooms and building services are already included. You pay monthly based on headcount instead of leasing bare space and fitting it out yourself. Unlike coworking, it is a lockable room for your company, not a desk in a shared area.
How much does it cost?
Across the 50 locations we track, rates run about ฿4,700–11,000 per person per month, with a mid-point near ฿6,400. The real figure depends on the area, floor, room size, headcount and contract length, so operators quote case by case rather than publishing a rate card. What is included, and what costs extra?
Typically furniture, internet, electricity and water, air-conditioning during business hours, reception, cleaning and an allowance of meeting-room hours. Usually charged extra: meeting rooms beyond the allowance, after-hours air-conditioning, parking, printing and some mail-handling services. The split varies by operator — ask for the inclusions in writing before signing.
What is the shortest contract?
Terms can start from around one month, which is the main advantage over a conventional lease (usually three years). Term affects price directly: longer commitments generally get a better monthly rate, while very short terms cost more and come with stricter payment conditions. Actual terms vary by operator and by period.
How much deposit is required?
There is no fixed standard — it depends on the operator, the term and the tenant profile. Some short contracts are not structured as "X months deposit" at all but as full prepayment of the period, while longer terms more often use a deposit plus advance rent. Because it varies so much, ask exactly what is payable on signing, and what is refundable at the end, when you request the quotation.
Can I register my company or VAT at the address?
In most cases yes, and it is a common reason companies choose a serviced office. You will need supporting documents from the operator (typically a letter of consent to use the address and proof of the building's ownership); some charge a fee or attach conditions. If registration matters to you, confirm the paperwork before signing. If you only need the address and not a room, a virtual office is far cheaper.
Can foreign companies or foreigners rent one?
Yes — international firms are a core customer for serviced offices, because you can move in quickly with no fit-out, which suits a representative office or a market-entry trial. The paperwork differs depending on whether the company is already registered in Thailand, so tell the operator early so they can prepare the right documents.
How quickly can we move in?
With a suitable room free and documents in order, move-in is often a few days to about a week, because there is no fit-out. A conventional lease takes weeks to months for design and build-out. The main variable is whether a room of the size you need is actually vacant in the area you want.
At what size should we switch to a conventional office?
There is no fixed headcount — it depends more on how long you will stay than on team size. Rule of thumb: for a short or uncertain horizon a serviced office usually wins, because there is no fit-out cost and you can exit quickly. How is it different from coworking and a virtual office?
Coworking is a desk in a shared area — fine for individuals or very small teams that do not need privacy. A serviced office is a lockable room for your company with a usable business address. A virtual office provides a registered address and mail handling but no permanent workspace; it is the cheapest option for companies that work elsewhere but need a Bangkok address.
