How long does it take to rent an office in Bangkok? ＋
Usually 4–8 weeks from first viewing to move-in: shortlisting buildings (1–2 weeks), agreeing heads of terms (1–2 weeks), reviewing the lease (about a week), then signing and paying the deposit. Fit-out adds more time on top, and a serviced office can be ready in about a week.
What do I pay on top of the rent? ＋
Service charge and air-conditioning are usually billed per sqm on top of rent, plus your own electricity, parking per car, and after-hours air-conditioning charged by the hour. Fit-out is a separate one-off cost. Budget with the total, not the headline rent.
How much space does a team need? ＋
Around 9–11 sqm per person for a team in the office every day, or 6–8 sqm if you work hybrid. Add 15–25 sqm per meeting room and 12–20 sqm per director’s room on top, and allow room for the headcount you expect at the end of the lease, not the start.
What should I check before signing the lease? ＋
The lease term and when rent starts counting, the deposit and how it comes back, the rent-free fit-out period, the annual increase, renewal rights, and the condition you must return the space in. Get anything the building answers vaguely put in writing before you sign.
Should I take a conventional lease or a serviced office? ＋
A serviced office avoids fit-out cost and allows short contracts, so it usually wins for small teams and short stays. A conventional lease is normally cheaper per square metre once you commit for several years and want the space to be yours.
