All Bangkok buildings use 3-year leases โ whether Grade A, B, or C, traditional office leases in Bangkok are 3 years. There are no 1-year or 2-year options for traditional offices.

3 months security deposit + 1 month advance rent โ totaling 4 months upfront before moving in. The deposit is returned at lease end when the space is handed back in its original condition.
