📋 Lease Term & Security Deposit

Most Bangkok buildings offer around a 3-year lease — Grade A, B and C buildings alike usually start at three years, and 1- or 2-year terms are rare for a traditional office. It is not a rule though: some buildings will do shorter, so ask building by building.

3 months security deposit + 1 month advance rent — totaling 4 months upfront before moving in. The deposit is returned at lease end when the space is handed back in its original condition.

Around 90% of leases are not directly negotiable — buildings typically use a standard contract, but specific conditions can be negotiated and placed in an Addendum rather than modifying the main lease.

🏆 Grade A Buildings
✗ Forfeit 3 months security deposit
✗ Must continue paying rent until lease expiry
Strictest terms — Grade A buildings typically enforce all clauses.
🏢 Grade B & C Buildings
✗ Forfeit 3 months security deposit
✓ Contract is considered terminated — no further payments
~90% of Grade B/C use this condition, but some apply Grade A terms.

Annual rent escalation (typically 5–8% per year)
