Bangkok office rents are typically quoted inclusive of service charge (common area maintenance), unlike some other markets where it is billed separately.

Landlords are generally flexible, especially for 2-year leases or larger floor plates. Always negotiate before signing.

Compare cost per sqm, not total rent
300 sqm at ฿450/sqm = ฿135,000/month vs 200 sqm at ฿600/sqm = ฿120,000/month — the "expensive" district can cost less overall.

Factor in hidden costs (+15–25%)
Electricity (฿4–8/unit), parking (฿1,500–4,500/month/car), and overtime AC charges can add 15–25% on top of base rent.
