6 Steps to Renting an Office

📍 Define Your Area & Budget ⏱ ~1 week
Identify the location you need (near BTS/MRT? Where does most of your team commute from?) and set a monthly rent budget. Estimate the floor area required.

🔍 Search & View Buildings ⏱ 1–2 weeks
Search via OfficeBangkok.com or through a broker. View at least 3–5 buildings in person to compare. Check actual floor area, view, direction, parking, and distance from BTS/MRT.

💬 Negotiate Price & Terms ⏱ 1–2 weeks
Submit a Letter of Intent (LOI) to hold the space during negotiation. Negotiate the rent, rent-free fit-out period, and other terms. Market prices can typically be reduced 5–15%.

📝 Review & Sign the Lease ⏱ 1–2 weeks
Review the draft lease carefully. Bangkok office leases are 3 years for all buildings. Pay 3 months security deposit + 1 month advance rent before signing.

🔑 Receive the Space ⏱ Per building schedule
Receive the keys and inspect the space condition. Document the room condition before fit-out begins. Most buildings offer 1 month rent-free for fit-out — larger spaces may negotiate for more.

🏢 Fit-out & Move In ⏱ 2–4 weeks
Complete the fit-out (partitions, electrical, furniture) within the building's allowed timeline. Set up IT infrastructure and begin operations.

Key Things to Know

🗓 Rent-Free Fit-Out Period
Most buildings offer 1 month rent-free for fit-out. For larger spaces or good negotiation, this can be extended to 1.5–2 months. Always negotiate this before signing the lease.
⚠ Start Early — But Not Too Early
Search 3 months ahead for standard spaces, 6 months for large floors. Starting too early means the building cannot hold the space — they risk losing other tenants.
💰 Upfront Costs on Move-In Day
Prepare 3 months security deposit + 1 month advance rent = 4 months upfront before you actually move in. Fit-out costs are separate on top of this.
