The key distinction isn't a different market — it's the level of privacy and usage rights.

Both are ready for immediate occupation and both provide furniture, internet and common areas, which is why comparisons tend to centre on price. The factors with greater operational effect, however, are privacy and use of the address for company registration. Where confidential discussion is a requirement, privacy outweighs the difference in rate.

Budget is constrained and a registered address is not yet needed.

Market observation
