The principal difference between a serviced office and coworking is exclusive enclosed space. A serviced office is a lockable room allocated to a single tenant; coworking is a seat in an area shared with other organisations.
Both are ready for immediate occupation and both provide furniture, internet and common areas, which is why comparisons tend to centre on price. The factors with greater operational effect, however, are privacy and use of the address for company registration. Where confidential discussion is a requirement, privacy outweighs the difference in rate.

Market observation
The two models price differently at a structural level. Coworking charges the full rate for every seat, whereas the per-person cost of a private room declines as the room grows. The point at which the two converge therefore moves with headcount.
A third option is frequently overlooked. Where the principal objective is a registered address and the team already works remotely, a virtual office provides the address and mail handling without workspace, at a materially lower cost than either alternative.
