OfficeBangkok Index — Bangkok Office Rent & Availability, 2016=2016 base=100
The OfficeBangkok Index tracks Bangkok office rent and availability on a like-for-like basis — using the same fixed panel of 203 buildings surveyed every December since 2016, indexed to 2016 = 100. Above 100 means higher than the base year, below 100 means lower. Holding the panel fixed removes the effect of newly-added buildings, so the trend reflects the real market.

Since 2016 (=100) the Rent Index has moved to 107 (up ~7%), while the Availability Index sits at 204 (up ~104%). In plain terms: rent for the same buildings has barely moved, but vacant space has grown a lot — a clear tenant's market, with more space to choose from while owners can hardly raise rents.
How the index is calculated
Each year's index = that year's value ÷ the base-year (2016) value × 100. The Rent Index uses weighted asking rent (weighted by vacant-space size); the Availability Index uses total verified vacant space. Both use a like-for-like panel — only the 203 buildings surveyed every December from 2016 to 2025 — so coverage growth does not distort the trend.
