Executive summary

In 2025 the Bangkok office market handed back a net 131,180 sqm, comparing the same 284 buildings against 2024. Occupancy fell from 75.4% to 73.8%.

Weighted asking rent for the same buildings was flat from ฿881 to ฿880/sqm/month. 3 new buildings completed during the year, adding 108,844 sqm.

Net absorption is the space actually taken up (net) during the year, measured as the fall in vacant space across the same 284 buildings. Positive means tenants took more space than they gave back; negative means the opposite. In 2025 it was 131,180 sqm (handed back), with occupancy fell from 75.4% to 73.8%. This matters more than headline vacancy because it shows real demand, not just the effect of newly-opened buildings.

Method & scope

This report is computed from the December 2025 survey of the 291 office buildings OfficeBangkok tracks — not a census of every Bangkok building. All figures count only buildings surveyed that year, so a year with thinner coverage is not flattered by a full-stock denominator. Net absorption and the rent change use a like-for-like panel of 284 buildings present in both December 2024 and December 2025. Rents are asking rents, weighted by vacant-space size — not effective (post-incentive) rents.
